Thatcher Yard Featured at the 2023 Urban Land Institute Fall Meeting

The Urban Land Institute (ULI) Fall Meeting was held in Los Angeles this year, bringing together over 6,000 professionals from all over the world in every sector of real estate development and land use. The ULI Fall Meeting is a four-day event providing opportunities to engage with influential decision-makers and industry experts while gaining insights through thought-provoking sessions, interactive workshops, and collaborative forums. 

As part of the Fall Meeting, attendees had the opportunity to choose between 21 curated private tours of renowned LA developments and Morley Builders was honored to have our Thatcher Yard project included as one of these project tour sites!

The tour, titled “Creating Affordable Housing in Marina del Rey”, showcased how Thatcher Yard preserves the Marina del Rey neighborhood’s character while providing affordable and permanent supportive housing in a high-resource zone, where average home prices are upwards of $1.3 million. Located on a former sanitation yard, the site is directly adjacent to high-end, single-family homes. As such, gaining community support for the project had its challenges, but through a thoughtful design solution and effective community outreach, the team was able to successfully integrate the residence into the neighborhood.

Approximately 30 ULI members were in attendance at the sold-out tour, led by project owner, Thomas Safran & Associates and project architect, HED. Throughout the tour, guests were educated on all aspects of the construction process, from project start to its current status. Thomas Safran’s Senior Vice President of Development, Tyler Monroe, spoke about the challenges and successes of the project to date and the land use consultant, Dana Sayles of Three6ixty, discussed the project’s entitlement process, speaking to the ways in which recent legislation could simplify the process. It was a morning filled with networking, education, and site seeing. For the safety of all attendees, all construction activities were paused for the duration of the tour.

About Thatcher Yard

Currently under construction, the 63,000-square-foot project features a two-story, Type V over Type I apartment building with 67 senior units and one manager unit and seven two-story, Type V buildings with 30 family units. 50% of the 98 total units will provide permanent supportive housing for the chronically homeless. The building will host onsite supportive services with office space at ground level. Amenities include a community room with gourmet kitchen, lounge, and TV/game/music area; fitness center; laundry facility; bike storage; and outdoor patio with BBQ area, Great Lawn, playground, and landscaped gardens. 82 parking spaces will be provided in a subterranean level.
