The Los Angeles Business Council Architectural Awards celebrates projects that embrace innovative design standards to enhance the way we live in Los Angeles. It recognizes teams of architects, contractors, owners, and developers for setting new standards of design excellence.
We are honored to have our project, FLOR 401 Lofts, recognized as a 2021 Architectural Award winner by the Los Angeles Business Council! The affordable housing project was named as a winner in the Multi-Family Affordable category. Congratulations to the entire team who contributed to the success of this project, including Skid Row Housing Trust and Koning Eizenberg Architecture.
Located at the northeast corner of 7th and Wall Streets in downtown Los Angeles, FLOR 401 Lofts is a new permanent supportive housing development by Skid Row Housing Trust. Morley Builders provided general contracting services for the 52,850-square-foot project, which consisted of construction of a six-story apartment building, five levels over podium, with 99 total residential units (98 studio units and one market-rate manager unit). Each studio is 380 square feet and includes a private kitchen, accessible bathroom, and large windows. 49 units are reserved for Veterans experiencing homelessness, with the remaining 49 units for low-income households and individuals with special needs.
The development features numerous amenities including a community room with full kitchen, fitness center, group meeting room, laundry facilities, bike storage, multiple courtyards, and a community vegetable garden on the sixth floor with city views. The building hosts onsite supportive services where residents have access to case management that responds to the individual needs of each resident, including physical health, mental health, life skills, and connection with additional services.
The project achieved LEED Platinum certification from the U.S. Green Building Council. Key sustainable features include solar photovoltaic and solar thermal panels, a greywater system that collects and filters laundry water for irrigation, permeable paving, low VOC materials, EV stalls and chargers, and ample resident bike storage. Canopies, vertical projections, and angled recesses protect windows from the sun, reducing solar gain.
FLOR 401 Lofts reached completion in Fall 2020.
