Nearly 100 ULI Los Angeles members were in attendance at ULI’s Spring Private Project Tour & Mixer at 42XX. The tours were guided by Morley’s onsite team, alongside project owner, The Bradmore Group, structural engineer, Holmes, executive architect, House & Robertson, design architect, RIOS, and construction manager, Lincoln Property Company. Through the private tours, attendees gained direct insights into the project’s innovative features, including the integration of mass timber, the intricacies of MEP systems, and the successful utilization of Cross-Laminated Timber (CLT) in building this creative office space.
The discussions held throughout the event underscored a shared commitment to advancing sustainable practices and embracing cutting-edge construction techniques. As the industry continues to prioritize sustainability, events like these serve as vital platforms for driving innovation, fostering partnerships, and shaping the future of construction toward a more environmentally conscious and resilient built environment.
About 42XX
42XX is a 203,000-gross-square-foot creative office campus in the heart of Marina del Rey currently under construction. The campus consists of three mass timber buildings which seamlessly connect with exterior walkways and stairways.
The development features in-demand amenities including usable indoor/outdoor space, lush landscaping, abundant natural light streaming in floor-to-ceiling windows, modern cafe space, and open-air garage with parking stackers and bike storage. When complete, the campus will provide 150,000 rentable square feet of office space and 1,500 square feet of retail space.
The project uses a hybrid cross-laminated timber (CLT) structural system, maximizing the unique properties of mass timber, steel, and concrete. Using lightweight CLT, the project minimizes its carbon footprint and creates a warm, authentic atmosphere. Opting for a hybrid structure over concrete alone reduced the weight of the structure by half and has offset the emissions equivalent to removing 262 cars from the road for a year, resulting in a first-of-its-kind office campus on the Westside.
